Subdivisions and gated communities are usually preferred by Metro Manila residents for safety and security reasons.
Some residential communities also have common areas and amenities that homeowners can enjoy. However, despite these many benefits, there are still a few disadvantages to consider before you decide to buy a property in a gated community.
Gated communities put a premium on the development of the neighborhood, from wide common roads and pavements to amenities like basketball courts and swimming pools. These vary from subdivision to subdivision, but most have round-the-clock security, with security guards at the gate and patrols around the neighborhood. The features of these properties come at a heftier price tag than their non-gated community counterparts.
Residential communities usually have homeowners associations, which take care of routine maintenance and development of the common areas, amenities and properties of the community. Thus, the association usually charges monthly dues for each property in the neighborhood. The fee will depend on the subdivision and your property type or size.
Some subdivisions are large and would require a vehicle just to go to the main road. Accessing grocery stores and wet markets may also be limited. This makes it difficult to run errands. On the other hand, it can also be difficult for your guests to access your home if they don’t drive.
Some gated communities have rules and regulations on the design of the houses. Paint colors and design features are prescribed. Aside from the house structure, some also have restrictions on the number of cars, pets and even where you hang your laundry. Living in a subdivision means you will have to adhere to these restrictions.
