Exam tips for real estate brokers

Last year, 48 new real estate brokers passed the Professional Regulation Commission's (PRC) Real Estate Broker Licensure Examination. 2014's test saw a 58 percent pass rate from the 3,535 candidates who took the test. 

One hundred and twenty hours of review time at an accredited center is required prior to taking the test. Use the time to ask questions and clarify items that you don't understand from those who are more familiar with the test and testing format.

Every Filipino who aspires to be a real estate broker is required to take the test. It is usually held in March, and covers topics such as real estate taxation, land use, and knowledge on documentation and registration. 

Even with the high pass rate, preparation is key to making sure you pass the test on your first try. 

1. Apply early

  • Check the PRC's website for exam dates and application requirements. File your application early. This is the easiest part of the process because it simply requires that you meet the application checklist

2. Prepare, prepare, prepare! 

  • One hundred and twenty hours of review time at an accredited center is required prior to taking the test. Use the time to ask questions and clarify items that you don't understand from those who are more familiar with the test and testing format.

3. Put in the extra time 

  • Even with the time spent at a review center, you should put in anywhere from thirty minutes to an hour a day in the months leading up to the test to review the work. Put extra effort into the sections you feel you're weakest at, but also make sure to give a quick read on the sections you're strong at. Overconfidence has taken crucial points off one’s score, so don't fall into that trap.

4. Check and double-check everything

  • Make use of all the time given to you during a test. If you have ten or fifteen minutes to spare, take the time to return to the more troublesome questions and check your answers. Again, don't be overconfident. If you are sure of your answers, give them one quick skim to make sure you filled in the right answer.
