You may have property that isn't moving as fast as you'd like. If it's been an especially tough sell or simply isn't the season for buying, you’ll have to find a new approach. Here’s how…
If you've been advertising in the classifieds for a while, delete the old ads and start again. Do a complete rewrite. Take and upload new photos or take different angles of the place. The idea is to make people who've clicked past it before, actually click on it.
2. Clean and rearrange
If it's a furnished apartment, reshuffle the furniture and see if you can give it a new look. Doing so may make it more spacious and inviting to live in.
Also, give the property a good cleaning. With empty apartments, cracks and other imperfections come in faster and tend to be more obvious.
3. Plan an event
Don't just invite your prospective clients. Have events for neighbors in the area or one for other brokers. This is targeted marketing to get the word out faster.
4. Rethink the price
This will go hand-in-hand with what your property was appraised for. Consider the market conditions. If you want to unload, and unload fast, a change in price may just be the answer.
5. Give agents more incentives
Instead of going with the standard rate of commission, add a little more. This is a more expensive investment, but one that may just get you results in the time you need.
